Quick answer: there is no responsible universal price for a 1,000 sq ft commercial greenhouse. A shell-only tunnel, a crop-ready production house and a climate-controlled facility are different purchases. Local wind and snow loads, covering material, foundation, ventilation, irrigation, electrical work, freight, taxes and installation can change the total substantially. Ask every supplier to quote the same scope before comparing price.

Start by defining what the quotation includes

Two proposals can both say “1,000 sq ft greenhouse” and still describe completely different projects. One may include only the steel frame and film. Another may include foundations, cooling, irrigation, controls, installation and commissioning. The lower headline price is not automatically the lower project cost.

Three common scope levels

1. Structure package

This usually covers the frame, selected covering and basic openings. It may suit a buyer who already has local contractors and crop systems. Confirm whether anchors, gutters, doors, fasteners, drawings and spare covering material are included.

2. Crop-ready greenhouse

This adds the equipment needed for the planned crop, such as ventilation, irrigation, filtration, fertigation and crop-support hardware. A crop-ready scope should state design capacities, not just equipment names.

3. Controlled-production facility

This may add active cooling or heating, environmental controls, screens, sensors, electrical panels and commissioning. For a commercial buyer, the design question is whether these systems can maintain the required conditions during local design weather, not whether the brochure calls the greenhouse “smart.”

How to compare greenhouse quotations fairly

Build a comparison sheet with one row for every required component. Record the quantity, material specification, capacity, warranty, delivery term and exclusions. Then calculate both the equipment price per square metre and the estimated installed project total. A price per square foot is useful only after the scopes have been normalized.

Conversion: 1,000 sq ft equals about 92.9 m². If a supplier quotes by square metre, divide the equipment subtotal by 92.9. Do not include or exclude freight in only one proposal.

Look closely at low bids. Common gaps include unspecified structural loads, no site drainage, undersized ventilation, manual equipment where motors were expected, missing electrical panels, no installation supervision and no commissioning. These gaps usually appear later as change orders or local purchases.

Information a supplier needs for an accurate budget

  • Project country, city and exact site location
  • Crop, growing method and intended production months
  • Required growing area and available land dimensions
  • Local maximum and minimum temperature, humidity and solar conditions
  • Design wind speed, snow load and applicable building code
  • Water source, water analysis, power supply and fuel availability
  • Target temperature and humidity range
  • Required systems and preferred automation level
  • Delivery destination, desired Incoterm and installation responsibility
  • Site photos, survey or a dimensioned plot plan

Questions buyers often ask

Is a film greenhouse always the cheapest option?

Film normally has a lower covering cost than polycarbonate or glass, but the complete project still depends on climate equipment, structure loads, foundation, service life and operating costs. Compare the whole system over the intended production period.

Can a supplier quote from floor area alone?

Only as a rough starting point. Floor area does not define the structural loads, internal environment, crop system or delivery scope. A firm commercial quotation needs project inputs and stated exclusions.

Should a small commercial project include automation?

Automation should solve a defined operating need. Motorized ventilation or irrigation control may reduce labor and improve consistency, but every added system should have a clear capacity, control logic and maintenance plan.
